The Hotel at Midtown, Chicago

A 32 to 1 return on ad spend on a limited budget

A boutique hotel in a major city has a math problem. The paid search auction is priced for chains and OTAs with national budgets, and a property with a limited spend cannot outbid them everywhere. It has to choose where to show up.

The Hotel at Midtown came to HD+M with exactly that constraint: a modest PPC budget in one of the most expensive hotel markets in the country, and pressure to make every dollar produce bookings. The engagement produced a 32 to 1 return on ad spend.

The work

Choosing the auctions worth winning. Instead of spreading budget across broad lodging searches, the account concentrated on searches for the hotel's own name and location-based searches where the property's neighborhood was the guest's actual criterion. Both are high-intent. Both are auctions a boutique property can win.

Defending the name. Guests searching for the hotel by name had OTA listings above the hotel's own site. Brand coverage moved those bookings direct.

Letting the constraint sharpen the account. A limited budget forces the discipline bigger accounts avoid: no experimental spend, weekly query pruning, and a structure simple enough that every dollar can be traced to a booking.

The principle

Budget size is not the ceiling on performance. Auction selection is. A boutique hotel that picks the searches it can win will outperform a bigger spender fighting every auction in the market.
